Captiva and Sanibel Islands were connected until the 1920’s when a storm split them into two separate islands. Captiva has remained unincorporated Lee County unlike Sanibel which incorporated in 1975. Captiva is much smaller then Sanibel and has a unique tropical flavor with the village area where you walk to the restaurants and shops.

Island lore has it that the islands became a haven for infamous pirates. The Buccaneer Coast attracted the notorious Jose Gaspar to the region in the early 1800’s, where it was rumored that he buried his stolen treasure on Sanibel, then built a prison on Captiva Island where he kept his female prisoners “captive” for ransom.
Captiva’s real estate prices are higher on the whole than Sanibel’s due to the proximity to the beach of each property. At it’s widest the island is only ½ mile wide! On Sanibel or Captiva, property prices begin at $3,000,000 and go to $18,000,000 for single family homes. Condo’s and near beach homes, are much less, starting at $400,000 and going up depending on the proximity to the beach, construction of the home and water access. Captiva is very desirable from an investor’s perspective due to the weekly rentals of single family homes whereas Sanibel property owners can only do 30 day rentals on single family homes.
